Colchester Regeneration Map
Ensuring that Colchester becomes the prestige town in the East of England
Colchester has exciting and ambitious plans for the future with four major regeneration projects underway. Through continued close working with key partners and a proactive approach, these regeneration projects will help deliver the Council’s strategic vision which is to ensure that Colchester becomes the prestige town in the East of England.
Collectively, these four projects will bring the following benefits & opportunities to local people and visitors to the area:
- 17000 new homes
- 6000 new and 5000 retained jobs
- 0.5m extra visitors a year
- Up to 550,000 sq ft of new retail space. Which will bring around 65 new shops to the town
- A population increase from 160,000 to 173,000 by 2010
- Help to realise Regional, County and Haven Gateway Partnership objectives
- An unrivalled opportunity to change and improve Colchester
In addition there are opportunities to improve the quality of life for local people and visitors including:
- Affordable housing
- Better accommodation for students and soldiers
- Less employment ‘leakage’
- Social and community facilities
- More cultural opportunities
- New transport infrastructure
- Improved health

North Colchester – Cuckoo Farm / Severalls
Covers an area of almost 250 acres and will provide:
- 1500 new homes
- 3500 new jobs
- 10,000 seater community stadium and new home for Colchester United
- A new junction on the A12
- A new Park & Ride scheme
- A segregated bus expressway to the main railway station
- New schools
- Redevelopment of district eneral hospital
Town Centre – St Botolph’s Quarter
This area of the town centre contains numerous historic and cultural assets such as the Roman Wall, Colchester Castle and St Botolph’s Priory. It is the location of the town’s main public transport interchanges and the destination of many visitors. Culture-led regeneration will build on these existing strengths, including:
- A prestigious new £17.8m contemporary visual arts attraction of regional and national importance based in a landmark building
- New retail development of up to 550,000 sq ft, including a high quality department store
- A new magistrates court complex
- Improved facilities for buses, coaches and rail transport, including a new bus station
- 0.5m extra visitors each year
- A 500 space multi-storey car park.
East Colchester – Colne Harbour / The Hythe
This project addresses acute social, economic and environmental problems in and around the town’s older commercial quarter, the former harbour. Based on waterside regeneration, this will provide a vibrant new neighbourhood including:
- Research Park at the University of Essex
- A new rail station at the University
- Over 1500 new homes
- 2500 new jobs
- River based leisure facilities
- Tidal barrier to retain high water in the River Colne
- Maritime Centre
- Community facilities
South Colchester – The Garrison
- 2600 new homes
- New 21st Century garrison
- 5000 direct jobs in Colchester
- Largest PFI scheme in the UK
- Land released for new ‘urban village’ with 2600 new homes
- New community and sporting facilities
- New school
- Potential for an integrated, sustainable transport system
- Retention of and alternative uses for the listed buildings on the site
